Where is Maui Meadows?
Maui Meadows is located in the foothills of Haleakala on the south side of Maui, directly above the Wailea Resort.
How big is Maui Meadows?
Maui Meadows has over 600 home sites. Most home sites are approximately 1/2 an acre, though some are larger.
When was Maui Meadows developed?
It was begun in the late 1960’s and is largely built out. But new homes construction and renovations are ongoing, and a handful of undeveloped lots remain.
What is the weather like in Maui Meadows?
Like most of South Maui, Maui Meadows enjoys well over 300 days of sunshine per year and very little rainfall. Maui Meadows elevation means that the trade winds provide a slightly cooler environment than other parts of the area.
Why should I live in Maui Meadows?
In addition to the magnificent climate and extraordinary views afforded by the hillside location, Maui Meadows has retained a real Hawaii feel that makes it unique. The lots afford unusual privacy due to their large size. The flora is mature and the entire area is remarkably lush and tropical. Many properties in Maui Meadows have separate cottages for family, friends or to generate rental income.
What are home prices in Maui Meadows?
The lion’s share of the market lies in the $1.4 to $2 million range for a completed home. Such prices generally translate to approximately $400-$800 per square foot.

What is Maui Meadows’ Water Supply?
The subdivision is on the county water system and either septic tanks or cesspools.
Does Maui Meadows have a homeowners association?
Yes, but requirements imposed on homeowners are very few.
What is the status of cesspools in Maui Meadows?
According to recent EPA regulations found here, homes with separate cottages served by only a single cesspool must immediately close their cesspools and replace it with a septic system or face the possibility of fines by the EPA. Rep. Ed Case has sent a letter to the EPA requesting relief for single-family homes with cottages in Hawaii.
What is the status of the Wailea 670 project?
Wailea 670, renamed Honua’ula (Red Earth), which has been in the works since the 1980’s has proposed a new plan for the 670 acres directly south of Maui Meadows and hopes to seek a county hearing late this summer. The plan calls for 1400 residential units (both single family and condominium) a golf course, 80,000 square feet of commercial space, parks bicycle/walking paths and a clubhouse/spa.
