November in Maui Meadows

Two Maui Meadows listings went into escrow in November. 599 Mililani is a 1600 square foot home with nice views and was listed for $1.195 million. That offer has a contingency attached. The other was 3283 Wailea, a 2400 square foot home listed for $995,000. That home had been previously listed for $1.35 million.  Those implied per square foot prices would be lower than other recent Maui Meadows sales levels. NOVEMBER WAILEA RESIDENTIAL RESULTS

In November a single Wailea home sold. 135 Waaula in Wailea Kai is a 1500 square foot home in need of TLC. At the sale price of $901,000 that is under $600 per square foot. The home has no ocean view. A small cottage on a tiny oceanfront lot in Makena listed for $2.1 million has gone into escrow. We have seen the usual seasonal increase in inventory in the neighborhood and now just over 50 homes are for sale in the area. For more information, contact us!

NOVEMBER WAILEA CONDOMINIUM RESULTS

December 2nd, 2007

In the month of November only six condominiums sold with a median sale price of $1.025 million. That is a 9% decrease from the nine month median of $1.153 million. The per square foot average of $806 was down considerably from the nine-month average. Sellers received only 87% of their asking price on average. This data is colored by only one oceanfront condominiums selling in November.  The five mountainside sales obtained and average per square foot value of only $734. That is a significantly weaker number than 2006 and the nine-months 2007. Currently over 150 condominiums remain for sale in the market.
